— SUBDIVISION LOTS —

  • The best time to sell lots at auction, in a residential or industrial subdivision, is the day paving for the new streets is completed or when there are only a few lots remaining and it is expensive to maintain a fulltime marketing staff.
  • Often, one-half or more lots can be sold, on the first day, at a profit.

  • After most lots have been built on, it is often difficult to maintain a marketing effort for new homes and remaining lots.  The final lots can all be sold and the developer earn interest on them.
  • The unsold lots are almost all profit.  Sellers can offer lots at auction, with financing, and turn these assets, into income-producing properties, in just one day.
  • Closings are often conducted, under the tent, at the auction and sellers start earning interest the day of the auction.
